The NorthShore Villas and Yacht Club Residence Club is exclusive, as the name implies, to residents of NorthShore. As a member of the Residence Club, you get much more than a luxury villa in a beautiful setting.

Even though you own the residence, you never have to worry about repairs, maintenance, or housekeeping. A staff for personalized service at your disposal means you can spend your time enjoying the resort and not worrying about details. If you want a tee time at Lincoln Hills Country Club, our staff will set it up. We’ll do your laundry, park your car, let your boat in and out, watch your kids—anything.

If it exists at NorthShore, it’s included in your Residence Club privileges.

Q: What is the Residence Club at NorthShore Villas & Yacht Club?

A: NorthShore Residence Club is a deeded member owned luxury Villa, offering two, three and four bedroom designer-inspired floor plans. The amenities that will be available to owners at NorthShore are an Owners Lounge, fully equipped fitness facility, spa treatment facilities, three indoor/outdoor heated, resort-style pools & Yacht Club access w/ slip rights while in residence. Services offered to owners will also include Valet parking, pre-arrival provisioning, business services, Wi-Fi access, dedicated Concierge and daily housekeeping.

Q: Why was the concept developed for NorthShore?

A: NorthShore Residence Club was created specifically to combine the benefits of second home ownership along with the services and amenities only found only at a true luxury resort, and to do it along the shores of Ludington, Michigan with waterway access to Lake Michigan. Owners at the Residence Club will benefit from conveniences, services and amenities that are usually not provided by typical condominium developments. The limited nature of the offering, combined with the features, benefits and amenities also offers a level of unprecedented exclusivity. Furthermore, your financial commitment in an interest at NorthShore Residence Club more closely matches your use patterns than does the purchase of an entire luxury residence that is only used for a fraction of the year.

Q: How is ownership of a Residence conveyed?

A: An ownership interest in a Villa at NorthShore Residence Club is conveyed with a deed and title. Each owner will own a deeded fee simple interest in a specific Villa at NorthShore. This ownership will also include elegant furnishings, accessories, interest in the Member’s Lounge and also common areas.

Q: What is the quality of Residence Club Villas construction, fixtures and furnishings?

A: Construction, fixtures and furnishings will be of very high quality. The interiors of these Villas will rival that of the finest Lake Michigan homes with stone fireplaces, gourmet kitchens w/ Sub-Zero™ Refrigeration, Monogram™ line gas stoves, granite slab counters, patio gas grills, cottage accents on all doorways, windows and interior walls and luxurious area rugs with beautiful hardwood flooring. These Villas will also include flat screen Hi-Definition TV’s in the living room and each bedroom along with Wi-Fi access throughout. Each Villa will come completely and elegantly furnished and supplied with everything you will need to create your home-away-from-home experience.

Q: When will the NorthShore Residence Club Villas be available for occupancy?

A: Summer 2009*

Q: How many Villas will be included in the Residence Club program?

A: The developer is only planning on releasing 7 Villas during the initial campaign, and will reserve the right to add more if market demand continues to be so strong. The limited nature of this structure ensures that a very privileged few will call NorthShore Residence Club home.

Q: Can NorthShore Residence Club interest be re-sold?

A: Yes, like any real estate interest, owners can sell, will or transfer their property subject to governing documents of the Residence Club.

Q: How often can owners use their residence?

A: Generally, it will depend on the type of interest the owner purchased. A 1/12th interest will allow an owner four specific weeks chosen in a specific Villa at their guaranteed times. There is a minimum purchase of a 1/24th interest which allows families two guaranteed weeks at times they specifically purchased. Owners also have the ability to stay in a Residence Villa during the off-season on a space available basis and will only have to pay for the housekeeping fees. Thus allowing a four season vacation home experience for a fraction of the cost and completely hassle-free.

Q: Will NorthShore Residence Club owners have storage space services for sports equipment, clothing and other items?

A: Yes, as an owner of a Residence Club interest, you will be able to store your personal items here year round. You can leave sports equipment, recreational gear, clothing and personal items with our staff and they will be made available upon your return.

Q: Will NorthShore Residence Club owners be able to exchange their interest and stay in other locations?

A: Yes, NorthShore Residence Club owners will be able to exchange their interest for other exclusive properties through our soon to be formed affiliation with The Registry Collection. www.TheRegistryCollection.com

Q: Do Residence Club owners pay dues?

A: Yes, owners pay Home Owners Association dues just like you would at any condominium community. These dues pay for the professional management and operation of the Club. These annual dues are each owners pro-rata portion of funds which include, but are not limited to, staff salaries, supplies, maintenance, window washing, trash removal, utilities, insurance, property taxes, reserves for replacements and refurbishments and other costs of operating the ownership program.

Q: Can more than one family, individual or business own a Residence interest?

A: Yes, more than one family, individual or business can own a Residence interest, however it will be up to the joint owners at the time they purchase to identify the individual who will be the primary club member and point of contact.

Q: Can I send unaccompanied quest to vacation in the Residence Villa?

A: Yes, you may send unaccompanied guests to your home during any of your designated weeks of use. We only ask that you give us at least 30-days notice of the guest arrival. Your guest will have all the privileges that you have as an owner.

Q: Will financing be available for the cost of ownership in a Residence Villa?

A: Yes, NorthShore Residence Club will provide owners options to finance their purchase similar to financing a second home.
